I currently have a wide variety of properties with different asbestos surveys over a number of years. Do I need to re-survey all my properties?

This is a common problem. Our team will review these reports for you as part a compliance audit. If the reports are of a reasonable standard, a brief re-inspection of the properties may suffice, followed by ongoing management protocols. If the reports are outdated further surveys maybe required. A portfolio of properties with asbestos should be kept updated as this is a legal requirement under The Control of Asbestos Regulations 2012.

Is it the tenants or the landlords responsibility to manage the asbestos in the sites we own or maintain?

This depends on the ‘lease’. The responsibility usually falls on the person in charge of maintenance. If the tenants lease requires them to maintain the property it will be there responsibility. Otherwise it defaults to the landlord. If you have a site with a number of units joined together there may be a combined responsibility. Can I manage the asbestos myself across the property portfolio?

The short answer is YES. You will however need the appropriate training to be able to do this. This could involve a number of training courses such as P402, P405, P407. Generally, we will help you through the process and work with you to ensure full compliance. This allows you to retain overall control of the process for your organisation.
